ABOUT HOME INSPECTORS INSURANCE (E&O)

This coverage has many different coverage grants, which we simplify based on your needs. We do not represent one insurance carrier, we have access to several different companies in order to get the most competitive quote back to you.

NJ and NY have different laws that requires each home inspector to carry certain limits and coverage. NJ requires each home inspector to carry $500,000/$500,000 Errors and Omissions insurance limits and NY State requires each inspector to carry $150,000/$500,000 in General Liability insurance limits, different states, different coverages and different limits, but the good thing is that we can provide the required coverage in each state.

Based on your needs, we can provide the following coverages:

Up to $1,000,000 of Errors & Omissions insurance, or E&O insurance, also called Professional Liability. Just as the coverage name suggests, this will cover you for any Error or Omission you may have made while performing an inspection. Example: You forget to inspect the basement and it turns out that the termites have eaten half way into the floor boards...

Up to $1,000,000 of General Liability insurance. This will cover you for allegations of bodily injury to others (not including BI to yourself) or property damage of others (not including PD to your property). Example: you are doing a roof inspection and your ladder falls sideways off the gutters and ends up through the homeowners car parked in the driveway.

Termite Inspections: if you do not currently have this coverage, but offer this service at the point of sale we strongly suggest purchasing this coverage. You may not be covered by the lab, especially if they do not purchase E&O insurance.

Prior Acts (Prior Inspections): also covered if you currently have E&O coverage, we will need a copy of your expiring declarations page to confirm the Retroactive Date or Prior Acts Date.
